THE BASICS
As from 1st October 2008 in England & Wales all commercial property transactions, sale, lease or letting will require an Energy Performance Certificate (Epc).
This is a European Union Directive administered by the government that owners & landlords of any commercial property have to provide this information. The certificate must be provided to any intending purchaser or tenant who wishes to acquire freehold, leasehold or lets most commercial properties.
WHAT IS AN EPC ?
In general terms the certificate / report outlines the energy performance levels of a commercial building in order to indicate how the property performs for energy. The report & certificate rates the building on a scale of A (low) to G (high). Advice is also given how to improve the energy efficiency of the building.
WHO WILL REQUIRE A EPC ?
Firstly the certificate will be required by your estate / commercial agent for sales details and marketing. The information needs to be available for purchasers / leaseholders alike.
Additionally your solicitor will require the certificate on sale, transfer or letting of most commercial premises..
HOW LONG DOES AN EPC LAST ?
An epc report is valid for 10 years and if a sale or lease is carried out during this period then the certificate transfers to the new proprietor

WHAT HAPPENS NEXT ?
1. Contact us to arrange a report (1.9.08 onwards)
2. An appointment is made for inspection
3. A qualified accredited Epc consultant visits the property
4. Report is collated and posted to you
